A Leaking Window Is Usually Telling You Something

When someone discovers water around a window, the first reaction is often to grab a tube of caulk.

Sometimes that works.

But very often, it only hides the symptom.

I've inspected enough building problems to know that water showing up around a window doesn't necessarily mean the window itself is the source. Water moves. It can enter above the window, travel behind siding or stucco, follow framing members, and finally appear several feet away from where it originally entered.

That's why I approach a leaking window as a water-intrusion investigation, not simply a sealing problem.

Finding the Water Is Only the Beginning

A stain below a window gives you useful information, but it doesn't give you the diagnosis.

The water could be entering through deteriorated sealant around the frame. It could also be coming from improperly installed flashing, failed exterior finishes, cracks in the wall, roof drainage, penetrations above the opening, or defects in the window assembly itself.

You have to follow the water path.

If you repair the place where the water becomes visible without identifying where it actually entered, there is a good chance the leak will return.

Sometimes it returns during the very next heavy rain.

Other times, the repair appears successful for months before water finds another path into the building.

Caulk Is Not a Waterproofing System

One problem I see repeatedly in buildings is an overreliance on sealant.

Caulking has an important job, but it should not be expected to compensate for improper construction.

A properly installed window is part of a larger exterior wall system. Flashing, weather-resistant barriers, drainage paths, window components, exterior finishes, and sealants all have to work together to direct water back outside.

If the flashing behind the window was installed incorrectly, adding another layer of caulk to the exterior may not solve anything.

In some cases, excessive sealing can actually make the condition worse by trapping moisture or blocking drainage openings that were designed to allow water to escape.

More sealant does not automatically mean better waterproofing.

The important question is whether the entire assembly is functioning as intended.

Don't Block the Window's Drainage

Many windows are designed with drainage provisions such as weep holes.

They are there for a reason.

Water that enters certain parts of the window system needs a path back outside. If those openings are clogged with dirt, paint, debris, or sealant, water can accumulate where it shouldn't.

I've seen building problems where someone tried to make a window "more waterproof" by sealing every visible opening.

Unfortunately, one of the openings they sealed was supposed to drain water.

Before sealing anything around a window, understand what that component is designed to do.

Otherwise, you may accidentally eliminate the very drainage system that helps protect the building.

Look Above the Window

Another mistake is concentrating entirely on the window frame.

When I investigate water intrusion, I also look at what is happening above and around the opening.

Are there cracks in the exterior wall?

Is flashing missing or damaged?

Is there a balcony above?

Are there roof or gutter problems?

Are there penetrations for lights, pipes, vents, or other components?

Is water running down the face of the building and entering at another joint?

A window is an interruption in the building envelope, so it is naturally an area that deserves attention.

But that does not mean every leak near a window originated at the window.

Installation Matters

A good window installed incorrectly can still leak.

This is something property owners sometimes overlook when purchasing replacement windows.

They spend significant money selecting a high-quality product, assuming that the product alone will solve their problem.

But installation can be just as important as the window itself.

If the opening isn't properly prepared, the flashing isn't correctly integrated, fasteners are improperly installed, gaps aren't treated appropriately, or the surrounding wall system isn't restored correctly, water intrusion can occur even with an excellent window.

The finished appearance may look perfectly acceptable.

The problems may be hidden behind the exterior finish.

Then the next major rainstorm exposes them.

Don't Repair Only What You Can See Indoors

Interior water damage naturally gets attention because that's what the occupant sees.

Wet drywall gets patched.

Paint is replaced.

Baseboards are repaired.

The room looks good again.

But if nobody corrects the exterior source, the building is still leaking.

The damage simply starts over.

Repeated interior repairs without correcting the source can also allow hidden deterioration to continue inside the wall.

Depending on how long the leak has existed, there may be damaged sheathing, deteriorated wood framing, corrosion, insulation problems, or microbial growth behind the finished surface.

That is why recurring window leaks deserve more than cosmetic repair.

Small Leaks Can Become Expensive Problems

Water intrusion tends to become more expensive the longer it is ignored.

A small stain may seem insignificant.

But water inside a wall can affect materials that are not visible from the room.

Wood can deteriorate.

Metal can corrode.

Finishes can separate.

Insulation can become wet.

Repeated moisture can create conditions for biological growth.

In severe or long-term cases, structural components may also be affected.

The cost of properly investigating a small leak is usually much less than repairing widespread concealed damage later.

Documentation Helps

When a leak doesn't occur continuously, good documentation can be extremely useful.

Take photographs when the water appears.

Record the date.

Note the weather conditions.

Was there heavy rain?

Was the wind blowing from a particular direction?

Did the leak occur only during wind-driven rain?

How long did the rain continue before water became visible?

Does the same window leak during every storm or only certain storms?

Those observations can help narrow down possible entry points.

Water-intrusion investigations are often about patterns.

The more information you have, the easier it becomes to understand what the building is doing.

When a Leak Keeps Coming Back

If a window has already been "repaired" several times and continues to leak, I would stop repeating the same repair.

At that point, the question isn't:

What else can we caulk?

The question should be:

What has everyone missed?

Recurring leaks may require removal of finishes, controlled water testing, closer inspection of flashing details, or evaluation of the surrounding wall assembly.

Sometimes the actual defect cannot be seen until portions of the construction are opened.

That may sound more invasive, but repeatedly repairing the wrong thing is not a solution.

The Building Envelope Has to Work as a System

Windows don't function independently.

They are part of the building envelope.

The roof, walls, doors, windows, flashing, sealants, waterproofing, drainage components, and exterior finishes all work together to control water.

When one part is installed incorrectly or deteriorates, water may show up somewhere completely different.

That is why successful water-intrusion work requires looking beyond the obvious.

Don't assume.

Investigate.

Understand how the assembly was supposed to function.

Determine how water is actually getting into the building.

Then make the repair based on the cause.

A leaking window isn't just an inconvenience.

It's the building telling you that part of its water-management system isn't working correctly.

The sooner you determine why, the better chance you have of preventing a small leak from becoming a much larger repair.
